From a beachfront apartment to a villa in the countryside: as an EU citizen you can buy freely in Cyprus. What matters in the buying process.
Buying property in Cyprus follows an established process: after selection a purchase contract is concluded, ideally accompanied by an independent lawyer who checks ownership and freedom from encumbrances. The contract can be lodged with the Land Registry to protect the buyer before the Title Deed (ownership document) is transferred.
Note additional costs such as transfer fees or VAT on new builds, lawyer's and possibly agent's fees. For new-build projects watch the developer and completion; for resales watch for a clean Title Deed.
Independent legal checking of ownership and encumbrances is a must.
A clean, transferable title – check especially with older properties.
Transfer fee/VAT, lawyer, agent – budget for them.

Strongly recommended. An independent lawyer checks ownership, encumbrances and the contract and protects you from costly mistakes.
